Metac General Contracting has been appointed the main contractor for the project known as Bay Grove Residences on Dubai Islands, with a contract value exceeding 8 million. This project was announced by Nakheel, which is part of Dubai Holding Real Estate, on 17 September 2026. Main construction is due to finish in late 2028.
What Nakheel has signed?
According to Nakheel, the award covers Phases 1 and 3, including basement works, associated infrastructure and key resident amenities. Bay Grove is planned to include 1,154 apartments across 15 buildings. The 537 homes covered by the current contract represent about 47% of the planned residential total. These homes vary in size from one to four bedrooms; so the community suits both smaller households and families. For buyers following such milestones, real estate advisors in Dubai often begin with one question: where does the building stand in the official project register? A signed construction contract is a step towards completion, not completion itself.
Dubai Islands lies off Deira, and Bay Grove is one residential community within it. Buyers will also be watching how the surrounding island facilities arrive.
Phase by phase
Bay Grove is delivered in four phases, and the new award covers two of them. The split below shows which homes now have a contractor and which are still waiting.
The 537 homes under contract
Phase 1: 296 homes across four buildings
Phase 3: 241 homes across three buildings
Both phases share swimming pools, play courts and a fitness centre, along with landscaped communal areas, walking and cycling routes and access to Crystal Beach.
Phases 2 and 4: 617 homes in the next construction stage
Nakheel says plans for the remaining 617 homes across Phases 2 and 4 are progressing and further construction appointments will be announced. The late-2028 target applies to the main construction works for Phases 1 and 3 covered by the current contract.
Reading a milestone
For buyers, the contract award is a construction milestone, not proof of on-time delivery. Dubai Land Department project records can be used to verify registration and construction progress for off-plan projects. For Bay Grove, the next public milestones are contractor appointments for Phases 2 and 4 and subsequent construction progress.
Mint Elite Real Estate suggests three checks before buying off-plan: the project’s register status, its latest completion percentage and the share of the district’s pipeline that has not started. A contract of 537 homes is a small slice of the register, but it is the point at which a timetable starts to depend on site progress. For Bay Grove, the next markers are the contracts for Phases 2 and 4 and the delivery of the first seven buildings. Until then, late 2028 should be read as the anticipated completion of main construction works for Phases 1 and 3, not as a confirmed handover date for the entire Bay Grove community.
